In my last rental I removed vinyl flooring in the bathrooms by just peeling it up by hand, but in my rental prior to that the 3 bedrooms with vinyl flooring chipped off in individual molecules if I remember right.

I have a few blue chips, some gold mining stocks and a good portion in emerging markets and Chinese equities & ETF's, with trailing stops in case things go south.

I still live nearby and have been chipping away for quite a while now.

As an appraiser, we have a lot of liability stuff to worry about, but I just let that worry go by doing the right thing in the first place and let the chips fall where they may (and I have E&O).

I would network in all of those circles simultaneously and if the right deal comes around, the chips will fall into place.

Back to the paint, I would only pay half the paint...that way they have to want it enough to chip in.
