I mean who doesn't want a multi in Philly nowadays, that being said, especially looking for a new construction multi is gonna be near impossible because anyone who builds one is not looking to sell it, unless for an extreme premium, and even then just the inventory for that is next to none.Definitely do your research on the builder, but I would recommend looking into a none turn key multi where you can rehab it and build more equity into it yourself.

My fiancé and I both have good W2 jobs and live in big Stone gap Virginia, but the market there wouldn’t be as good as Bristol, in addition Bristol is just breaking ground on building a hard rock casino in the area, so we think this area it would be good for starting our real estate investment career.

Hopefully we can see a bit of cleanup once we get get problem people out of the units.Up by Ivory Theater and up Virginia and north of Loughborough is more of the sweet spot, but then you get gut rehabs that won't pencil out a return better than investing the same amount in VTSAX.I see properties being mothballed in the area closer you get to the casino on the city side.

But holy smokes it has gotten challenging to find new properties in my areas of interest in which to invest due to high competition nowadays (both investors and owner occupants are pursuing these properties).The cash flow is absolutely fantastic, as are the net lease terms.
