Winnipeg is a "tenant friendly" city but we have a ton of people investing here because its affordable and you can screen tenants to get away from the squatters. 

In summary:The place I bought from Ohio Cashflow was an old, broken down home that required frequent repairs despite having "significant" improvements at the time of purchase.

Last month I see a broken 3/1 in San Mateo for 800k, comp is 1.1; sold for 900k.

Also after you are established, conferences are totally worth it because it screens out all the investors that aren't serious about doing business. 

You screen applicants all exactly the same regardless of whether they are on welfare or not.

You'll also need to be well-versed in the Landlord-Tenant Laws of the state you purchase in as well as resources for tenant screening and contracts.
