The good, they reacted quickly when something went terribly wrong.

It's important that even if the tenant does not act professionally or communicates emotionally (which this text was VERY emotional), to keep ALL communications professional -- so don't react emotionally to the text. 

I think most people's hang up with it is that a wholesaler has no fiduciary responsibility to anyone in the transaction and there is no governing body out there making sure wholesalers aren't operating like complete scum bags.

On a more serious note, you cannot keep someone from breaking the rules--you can only react/respond to the unauthorized behavior.

The smart thermostats are really cool, and you can also get the ones with body heat sensors or decibel meters if you’re worried about noise, but so far we’ve actually gone with the Mr Cool DIY split AC systems with the WiFi integration, and been very happy with them.
