That may or may not match up with the sight you are trying to build on.See if surrounding property can be assembled and purchased for a reasonable price so that you can get a larger footprint.No legal advice given. 

As a seasoned investor, former attorney and title and mortgage brokerage owner, I have found finding and maintaining a good relationship with a contractor is by far the greatest struggle when assembling a real estate team.

Clear House rules, consistently enforced; routine periodic inspections; monitoring vehicles for current tags and insurance; and an easy to use camera system to monitor and document common areas 24/7 are a necessity.If, on the other hand, you have very little knowledge/experience with maintenance and repairs; or want to rely on a PM "app", and a "team" yet to be assembled...probably not a good idea at all.

Are you using one of the full service management firms, or assembled your own team?

I always advise that you assemble your team before you start your rehab business.

If you own the land free & clear, that equity may count towards the requirement.The longer answer involves assembling a comprehensive development financing package and finding the right lender.

Whatever market you choose, make sure you assemble a local team that you are comfortable with prior to making your purchase. 

In order to properly select a WRB, you must look at the entire wall assembly.
