As an agent, I prefer to take the approach of creating the buzz with other agents--for instance an email "I've got a totally renovated XXX XXX coming on the market at it's going to be priced at $XX Do you have anyone looking for something like this?

Even if an agent tells them, you should hold out for $XXX, people can get sick of the property and the process and just take an offer because it's in front of them and seems like the best way out.
