So here I am today...Long story short, I am in a wheel chair and have been on disability for about 5 years.

I feel like when we say “mentor” we picture in our minds an old rich guy sitting in his chair siping bourbon and smoking a cigar at the country club telling us the secrets of business.

Or, have a good working relationship with a hard money lender... as banks will be useless.Tilt yourself toward cash flowing properties - it is the flippers who were really caught with no chair when the music stoppedMake certain your financial situation would not require you to sell a property at a loss (time is on your side - my shelf life is shorter than yours) Consider avoiding purchasing a condominium or home in a planned urban development due to overreaching homeowners associations who can AND WILL alter bylaws (after you purchase) preventing you from renting an owned property. 

Don't you have a business set up with a car, office with computer, chairs and stuff that is paying for the "property hunting"?

The 1st floor commercial tenant alerted me that water from the ceiling leaked all over their computer/printer/desk/chairs. 

They think owning a property is a arm chair investment.

I find some courthouses look at me like I'm a criminal trying to do some dirty work and waste their time while other smaller places ask me if my chair is comfy enough.  

a few other things I've pushed myself to do over the last few years:3) walk across glowing, hot coals4) break a brick bare-handed5) lie on a bed of nails6) break a beer bottle bare-handed7) execute a full side split between chairs (like Van Damme)and numerous other lesser "victories!"

For instance "$80.00 to remove shredded chair stuffing from lawn." but I would also have a photo of the mess and an invoice for the cleaners. #20 of that would be for my time to arrange the cleaners etc.

I inspected one unit last month and did notice there was some damage on a wall, it looked like a chair had hit a wall.
