In some states, I've heard they can get someone out in a month.But one last thing I'd add to the decision points is that sometimes when the market has a bunch of great points in its favor, it may become oversaturated with investors to the point that you can't find many decent deals and/or it makes it harder to rent the houses because there are too many rentals.So there is something to be said for being a little bit contrarian.

CPA hands down. for me I have a simple return, just one rental and it costs me ~$350.CPA offers peace of mind, efficiency, and my favorite is scale-ability.

The rules aren't even effective for another 50 or so days.My favorites are:-iFunding-RealtyShares-Fundrise-RealCrowd-Patch of LandI expect for other good portals to spring up later this year.  

But the strategy is solid - this is one of my favorite ways to invest :) I'm doing it right now with a few deals.
