We have a flip that we completed and like so much that we are considering moving into it for a personal residence and refinancing it to a primary.

@Mostafa Koperly..I would agree at face value with @Robin Simon and your alluding to contact banks/CU's, but I can tell you credit markets for construction are tight. 

We are really moving and shaking these days. 

We opted for option 3 for the safest bet in a stagnating market and tight funds.

Any help would be greatly appreciated.Thanks  BRRRR is pretty tricky locally given that Knoxville has been the most appreciated market in the country the margins get tight.

We are able to live in the top floor while we STR the basement during the summer months, and MTR during the offseason.

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.
