At a minimum, I'd like the website to generate leads, tell customers about myself, and collect rent.

One of my best tenant/customers is a guy who draws a military pension and purchased a property from me on seller finance terms, I was willing to finance it for 10 years to make payments around the same as what rent would be, but he wanted to only carry it 3 years to pay off fast.

Flipper A put in $100K of work and put in all the necessary accoutrement that would attract the customers (walk in closet, open concept, Jacuzzi bathtub, etc.) and is selling it for $275K. 

Speaking of loans thought I’d let everyone know that the bank that I had in mind for my cash out refi is no longer offering loans without seasoning periods to new customers.

Customer service is nonexistent and when I finally did get a hold of someone it was the rudest woman I've ever talked to. 

They're pretty available, can probably pick a blank up from a big apartment complex and customize to suit your needs. 

Very stable customer base but its in female genre I don't particularly enjoy.

So bottom line I am finding that it is all about marketing, especially to the specific industries near by and getting your place in front of as many potential customers as possible.

Have to say not the friendliest or customer-centric folks I've ever talked to.
