Can you elaborate more on what you mean by "Commercial" - are you looking for a business-purpose loan on a residential investment property or are you looking at true commercial real estate (office, retail, etc)?

Forming an LLC in a specific state believing you will be better protected is not true and will not prevent claims from arising.Understand insurance and make sure you have the appropriate types of insurance depending on the investment opportunity you are pursuing whether it be land, a construction project, a tenant occupied property etc..

@Tonia Butler Kinsey what your agent said is technically true, but the reality is it could get very expensive for you.Tenant could stop paying rent, and you take them to court. 

I don't think you can get a true sense of what you are buying from behind a computer.

Now it's true that lead dust samples are taken from the ground, usually around windows, but putting top soil on top of the ground would be the route to go there.
