For these scenarios, unless I am getting a heck of a steal, I make this a task for the seller as a condition of the sale.Got someone on month to month and just want to ease the transition and minimize damage and eviction expense in the event they don't vacant peacefully....I would go in with $500 plus their full deposit back.Naturally, I assume your situation is somewhere in between those scenarios and logically, so would be my answer.

There is alot to read up on  regarding the process, loop holes etc, but I would like to get a company lined up to begin the discussion and transition.

We plan to diversify especially as we transition to full time real estate entrepreneurs. 

Im a 16year RN presently I am ferociously determined in transitioning out.

You should transition into it.It is still to early in the game for you to know if you can make a lot of money flipping houses.
