In all the states I have checked on, obtaining the CPA does not require that accountants take any tax classes whatsoever!

I have done to brrr 2 sfr's this way. a husband and wife with excellent credit can get about 80k at sub 10% no fees whatsoever. that's enough to cover purchase/closing/rehab/holding costs for my kinda housees. refi it to a 15yr loan mortgage, pay off the personal loans. do it all again in a few months after a much deserved vacation.

If you really still want to do the education aspect, which is not needed whatsoever, you can do that in the evenings/part time.
