Tenant falsified app. Criminal record found after contract.

BP Community,

I recently signed a lease with a tenant in Virginia, only to find out after the fact that they provided false info on their application, and that they have a criminal record. The criminal record was intentionally concealed on the application. What is the legality of evicting this tenant with a signed lease in place?

Thanks in advance,

My application makes them read/sign a statement that everything is true and correct. If we discover they lied or hid information, we evict. My lease says the same thing.

If the information they hid would have been grounds for rejecting their application, get rid of them. You may be able to give them notice and they will move out voluntarily. If not, start the eviction process.
