This seems completely predictable.He was scouting the property in the winter when no one was around and now it's summer.This is simply a learning experience of a rookie.

I am a very hard worker I have a lot of flexibility in being able to scout properties (I work from home and travel btw SoCal and Bay Area as well as up to Lake Tahoe, Utah and the PacifIc NW ).

We're planning a vacation/STR scouting trip to The Villages (55+ SFR community) in central Florida. 

I am on a few of the Auction guys mailing lists and there are auction properties from 50k to millions going almost every day with a plenty of 100 to 200k deals.. your an agent there scout out your best markets and buy there.. no sense inventing the wheel.If your going to marry this money with debt then you can probably get a 600k or so loan for everything.. so 800k all in.. purchase and rehab on a multi..

We will be traveling up to Schenectady in the next couple of months to scout out the area so I will let you know if we find anything promising! 

@Damir Kamber My wife and I recently purchased Gene's home study kit and are scouting properties now.  

You may want to hire a local agent or management company to help you scout properties in Memphis below the $50k threshold.

One of the guys in our Cub Scout Pack , he rented a SFH , $2500 a month , and there was a  family grave yard in the back yard , 10 ft from his deck .  

I plan to get my license later part of this year only because I like to have a bit more control and access when scouting out investment properties.  

Do you think in 4 months of time scouting other wholesalers and MLS low balls auction sites etc could you have picked up 2 deals?
