Make a criteria of minimum acceptable standards, and then never make any exceptions for someone who falls below your minimum.I hear time and again that people who are going through an eviction are doing so because they fell for a sob story or made an exception.

Unfortunately this deal just fell through for me, because the Seller was very emotionally attached to the property and didn't want any tenants to be evicted so I could live there (doesn't make any sense why they accepted my offer in the first place...)The other 3 were duplexes that sold for way over asking to the point where the numbers wouldn't have made since for me.

Keep in mind that if the relationship fell apart, the 'good tenant' would likely move and you would be left with the other half.You may need to lower your asking rent a little bit if you are not getting interest from qualified tenants.
