Ways to close a deal when relatively close on price with seller?

I had an offer in on a property a little under what the seller seemed willing to take.  In the course of a week, their motivations changed and now we're about 4.7% off.  

Are there any tactics I could use to try to close this deal closer to my offer (and their original ask)?

People sell for all kinds of reasons but other than just walking away (which I'm currently doing), I'm looking for any other angles I may be able to employ.

They own the property outright and were previously wanting to cash out but another offer for them fell through.
