This may be a question that has been asked many a time, but I'd like to customize it and ask it in a way that reflects my situation.

If you are working with a CRE attorney that knows what they are doing, $1500 is a bargain for a custom PSA and organizing a LLC with operating agreement, resolutions, etc.

But in the long run, they cannot build a business because their customer do not recommend them to others.  

What you are referring to are local customs...  

(Their legitimacy, customer service, issues experienced, etc.?)

what I did with some on my hard woods on a few of my properties I traded logs for finished flooring and had some really cool custom oak flooring made for my personal residence. 

I think it's difficult to find customer of a fired out property .

At a minimum, I'd like the website to generate leads, tell customers about myself, and collect rent.

One of my best tenant/customers is a guy who draws a military pension and purchased a property from me on seller finance terms, I was willing to finance it for 10 years to make payments around the same as what rent would be, but he wanted to only carry it 3 years to pay off fast.

Flipper A put in $100K of work and put in all the necessary accoutrement that would attract the customers (walk in closet, open concept, Jacuzzi bathtub, etc.) and is selling it for $275K.
