Have you thought about incorporating BP chatrooms?

They usually charge you a fee of $2,000 - $5,000 on the HUD and you can incorporate that cost when determining your selling price.

I think you should incorporate another element into your mailings.

There may/will be appraisal, registration, legal fees associated with this activity as well.I'm not seeing the problem with the approach - w/ or w/o the slick acronym - but you might want to tighten up on your numbers and incorporate all of the periphery costs in your deal analysis.

Another option, since it looks like you have less than 4 financed properties, including subject you could also do a renovation loan on the property, that would allow you to incorporate the renovation costs into your loan and you would just have to come up with the down payment. 

One last question, I was thinking before I buy the land to file for articles of incorporation and wanted to know if anyone has any experience buying land as an LLC and any recommendations or tips they have for me.
