The LL or PM has to provide their own form, with some specific language included, to document the incident, including detailed description and whatever name/ID info the Cops are able to obtain for the individual.

ThomasGood reply, thanks.I won't quote your reply, bandwidth and all that :-)If you are saying that this incident hasn't cost you any money (I hope it hasn't) I can see why you are not too bothered if the tenant covers themselves or not.I guess one thing is highlighted, is to have anything electrical you supply for the tenant to use, regularly tested, and that test documented.

If you do not show you are being proactive an attorney suing in court will say you did nothing after the first incident happened and then something else happened and you the landlord are negligent for not acting appropriately.No legal advice.
