Next door neighbor wants to sue me for my tenants tresspassing through his lot

I own a 6 unit building.  My next door neighbor in another 6 unit building threatens to sue me because my tenants sometimes (not all the time) walk thru his parking lot or smoke while walking thru his lot.  My tenants can walk through the alley or street and avoid his lot.  However, am I legally responsible for their behaviour as they are all adults.  I do nothing to encourage their behaviour.  He thinks I am legally responsible for my tenant's behaviour because I collect rent from them.

Please advise.

I would mention this to your tenants but no you are not liable for their actions of trespassing and what can they sue you for? They can call the cops and charge them with trespassing which is probably a small fine but they are not damaged

Think of it this way, if they robbed a store and on way back to the apartment they drove over neighbors fence is that on you. - no
