Of course, also use rents on the conservative end and I would want to know in MI if the units are individually metered on heat (like my fourplex) or if I picked up the tab for heat for each unit.

No heat/air, no water, flood/major leaking.

Seems like too much fluid in motion to keep control of. ie home inspection comes back with something or there is an issue with the survey.

Two totally different ways of heating.  

Heating a home is killer and in the midwest it's crazy humid in the summer so your gas and energy costs are always high.

Most of my units do not have A/C and only basic heating units, which is common.5. 

I mean house built in 1890 with 100% drywall, including ceilings, brand new HVAC (heat pump), brand new water heater, bathrooms, etc.  

I did everything from roof to hvac.so this inherited tenant is now complaining bc she is the only one with radiator heat. only thing I did for her is minor repairs and she benefitted from communal renov. she had financial difficulties, she is now only 1 month behind. but pays monthly.if she paid 900-1000.

There is a potential to cash flow more, as the tenants do not pay for heat, which is another reason the rents he is getting are under market value.

You will also want to make sure there is equipment breakdown coverage for thinks like Heat and AC.
