Demand is incredibly high during the summer, especially for 4th of July and coast guard weeks.

(I don't plan to make that a habit).I have a lady that guards my parking space when she knows that I'm coming in and one waits at the door when I come to collect rent.It's not about being friends with your tenants.

I've seen so-called "gutter guards" installed by screwing 1/4" mesh hardware cloth directly into the FLAT roof.

Joseph is north of Kansas City, is a commuter city for many, but has a stand alone economy with many employers (state college, level 1 trauma hospital, air national guard post, meat processors, etc). 

What are some unexpected issues you guys have come across in your investing either with tenants, property managers or contractors that you really wish you could have anticipated but that caught you off guard on a project? 

I have to assume this is due to different experiences in different states.This is my first deal in Ohio, which is partly why I was caught off guard, but even my agent was surprised I was having a difficult time as they do many of these types of home with no problems.

I also use aqua defense or red guard on top of that as well. you are welcome 

her health seems ok but because of this pandemic and her age, she doesnt leave the house. she has a few children but she seems real guarded when i mention them.
