I deal with this issue by creating an operating agreement under which the LLC can function.

I think you will get a lot of value by listening to quality podcast and other educational functions.  

Ie. monthly visual assesments of the properties, helping with property turn over, helping find the best contractor for a job.

Only downside ... most of these types of products are incredibly expensive (I would obviously account for the cost when calculating cash flow)This would be a visual example of what I am talking about...This is from a fenestration company located here in Phoenix.

Hi, Sorry I wasn't familiar with the website reply function, so I replied to your helpful reply in the post itself!

The rent needs to justify being able to maintain a clean functional rental though so do that analysis as well.
