For $4500 a month I can do a lot of marketing and for sure find two off market deals.The two I spoke to was super cool agreeing with me that the numbers were difficult.Ive used the Zillow leads in the past (I think it was $350 a month for a 6 month contract in 2020) and did not convert a single lead.

I agree with Michael Baum: read all the suggestions here: great info.The general theme is, whether it's your cleaner, your handyman or a responsible neighbor, you need willing and able "boots on the ground", eyes on the property and someone local with both common sense and authority to act on your behalf and/or your instructions.My 2 cents,Mike

The price of the option, paid for by the potential purchaser of the property, is agreed upon and set and is non-refundable.Some sellers MIGHT credit the cost of the option back to the buyer of the property upon closing, but any details of the option may NOT refer to any lease.Why?
