There was a fall, he seems okay, but you turned it into the property policy, 2 years later you receive lawsuit papers requesting $1,000,000, your property policy responds with the $500,000 in coverage, they use it all, you then turn it into your umbrella and they deny the claim for late reporting, leaving you on the hook for the other $500,000 plus legal fees.Anymore, it is getting common for a $1,000,000 per occurrence on the primary policy or $2,000,000 per occurrence, I will always prefer that due to the complications above.Now again to the confusion with SFH property investors, you can buy a policy that covers multiple locations for property and for liability, that is not called an umbrella policy, that is just called a property or liability or package policy with many locations.

If so, I would take pictures, change the locks, and call it a day and re-rent it.If there's some stuff there and it's junk, I would discreetly get rid of it, take pictures, and deny (til you die) that there was anything there.If there's good stuff there (furniture, clothes, tools, appliances, medication, etc.)

when your tenant is leaving, offer the tenant $10 if they keep the place clean during showing & $100 if it gets rented upon their departure.This one's from the Rob K book of landlording.another is make it a requirement to visit any tenant prospect's current place of residence as a condition of approval (if they're messy, clutter crazy, & the place smells like a chain smoker, deny them).

They'll do their own "appraisal" to determine if the contract price is reasonable compared to the house value, and they'll either approve, deny or counter the offer.As for time frames, it could be tomorrow or it could be a year from now (I've experienced both).

If money is automatically debited from my tenants accounts on Friday of each week or on the 1st of the month and all they have to do is... nothing at all. 99 out of 100 times I get paid without any problems.I use Chase bank and they have a wonderful payment portal called "quick pay" if you don't do business with Chase simply talk to your business banker to see what your bank provides that would be similar.However, make sure there is a way you can deny payment in the event of an eviction!
