The Nassau/Suffolk market is definitely unique in the sense that although there are great SFH options available, multifamily options to househack are not super common - unless you find something with an accessory dwelling unit (ADU) or at least can pull permits for ADU.

Ballpark is $50k for the addition, and expected rent is $850.My home in SLC is luckily in a zone where accessory dwelling units are allowed.
