New Investor targeting Provo-Orem, UT

Hi BiggerPockets community,

My name is Alex and I'm hoping to get started investing in the Provo / Orem area. I'm planning on doing a buy-and-hold for now and targeting a SFR or maybe a condo.

I'm a beginner trying to get started with my first deal so any advice/tips/feedback would be greatly appreciated.
