I realized a few years ago that becoming a player in the real estate world was my ticket to eventually spending most of my time playing music.

I know most of the players around town but not familiar with them at all.

Beyond that, I would figure out who the other players are in the Chattanooga market.

However; if you go that route talk to the offices that are the major players. and see if they pick up and train new agents.

Not much work by big players or small rehabbers yet.The neighborhood still has a long way to go, but its proximity to highway access points, fairmount park, and still somewhat close to the train make it a good spot IMO for a long term strategy.

Just as in basketball, hockey, or football, even the greatest property investment players can only reach their true potential with a good team around them.

Make sure it's at least manageable to drive to if you need to be there. your team will consist of these key players 1.

A small % in B- areas that could come up, but that's only if the lot size is just so significant and we can take a block off in one go.And if you are a large SFH buyer(especially in the sunbelt) you should be seeing some cold calls/letters coming in now trying to buy your house cash in the next 90-120 days from shell companies sourced by the largest institutional players.

So many people can present offers that aren't anywhere near what they appear....Not that you need or will know everything, but you need to know enough to spot the BS...I would tailor that to say, more specifically, "you need to know enough...to be able to determine who the good team players are".

The reason guys may react less positively to them may be because for years white cabinets were the cheapest things you could buy at Home Depot and the other major players.
