Last 3 deals have gone south - What is wrong with todays buyers?

It seems many professionals just throw folks into the mix and hope all will work out.I believe I am going to have to buy/fix/finance most of my homes because the holding time seems to be rising all the time, maybe from dumb anti flip laws, second appraisals or folks not doing their jobs.

As others have pointed out - perhaps your screening process is flawed and it sounds like you are not a good fit for this investing strategy - at least not in Chicago.If you do invest again, pick a municipality that is not so anti-landlord.

To understand that, talk to a local RE attorney who knows of that judge who can tell you how s/he is likely to react in your strategy, no one on the internet can tell you what is acceptable locally.I was interviewing an attorney in NC for a REI Student of mine recently, and I wanted to know what the local attitude of lease with option was locally in the Raliegh area.She said the local attitude was the judges hated lease options there, and the local laws were not conducive to evicting non paying lease w option tenants, and it was pro tenant, anti landlord - seller.
