There aren't any deed police at the courthouse, but the bank will be notified when insurance is amended or changed.

The original buyer just sent an amendment through their agent stating the following:"Sellers agree that the new buyers will be John Doe and Jane Doe" This is a cash offer and my agent tells me nothing wrong with it and that I should sign it.

I think a "bedbug and vermin amendment" will not do much good, unless you have the place certified (by the bug-sniffing dogs) before every new tenant moves in.  

The finance contract is made and can not be amended without your agreement.
