I'm sure I'm missing details like taxes, repairs, vacancy, aliens from Mars landing, blah, blah, blah. :)As far as being sued because you don't have 100% equity, people can sue for you anything, just because you only have 20% equity or whatever, doesn't mean they can't come after you.

My wife and I, along with our amazing partners, now own 23 doors consisting of SFH, duplexes, a 5 plex, one 6 plex, and a commercial building that has an amazing coffee shop in it called Nova Coffee Co. which I started with my brother in 2018.

With new tenants, I figured out about how much it would cost for the heating season, average it out, and add that to their Oct-Mar rent.

Since then however, I've had to evict a tenant and hire a new property manager which has cost me in repairs and loss of rent from Oct 2019- Mar 2020 of about $23k.

Hi @Lou LaMedica I live in NOVA and invest in rentals in Richmond and have been looking in Winchester as well.
