If this property is cash flowing positive for you, then you're not the one buying the property and paying off the rehab costs...your tenant is (don't forget to send them a Christmas card...and thank them).So, when you analyze this deal for returns on your investment, and compare it to the other options you listed here, compare your CoCReturns...along with the cash flows.
