So it is very doable.

If you space these out like you said then I think this is doable.

I'm sure there are plenty out there that would argue that these are niches are doable, but based on my own sense of comfortability, I am generally risk adverse and if I don't understand something I tend to walk away until I have time to pursue it in more detail.

I don't recommend Atlanta as much now as a market but it's still doable if you are thinking about there.

Its how we work.. we pay cash for the dirt.. makes getting the vertical at bank rates much easier or doable.. some of the bigger builders much bigger than us or more experience than us can get by with some land advance as well.the other thing you can do is pay a premium for the dirt and get the land owner to subordinate.. 

It is going to take a bit longer to find a deal using this strategy in Modesto/Merced but it is doable.

I think getting 100% cash out is hard these days but in many markets 85% to 90% is doable.

But a 5'x8' bath is do-able.  

This very credible methodology appears to be doable in every market. 

If there is more than one floor, it might be doable.
