I'm sure there are plenty out there that would argue that these are niches are doable, but based on my own sense of comfortability, I am generally risk adverse and if I don't understand something I tend to walk away until I have time to pursue it in more detail.

Its how we work.. we pay cash for the dirt.. makes getting the vertical at bank rates much easier or doable.. some of the bigger builders much bigger than us or more experience than us can get by with some land advance as well.the other thing you can do is pay a premium for the dirt and get the land owner to subordinate..
