I'd assume that with Tesla and the development that follows there are about to be a lot of new jobs in this area and from satellite view it doesn't look like this submarket of Austin has enough housing currently built for those new jobs. 

Do they like to wash dishes right away or leave it for a day? 

You have to either do 100% of the management yourself, or you have to pay astronomical fees to have a management company rent the unit many times per year and pay to clean the unit inside and outside every time a guest moves out and you need to pay to change the linen, wash dishes, clean the refrigerator and stove, clean the floors, maintain the yard, trim trees, pay $3000+ per year to maintain a pool (if you have one) and place sundries in the bathrooms, etc.

I am more than open to hearing about other strategies you would recommend to get the whole project completed without having to dish out $4k for a company to hold my hand.

I am happy with Toronto, but development lots in LA are relatively cheap overall and my Architect has extensive connections with Builders, Developers, Consultants and Trades in CA, so it makes sense as a satellite.

I hope the current lender who hold hte mortgage on the land will dish out another 1.1M since at 18% he is making good money and with the home sold, there should be no reason other than he doesn’t want that much on his balance sheet, so fingers crossed there.

Don't have dishes that you care about being broken.

Especially in satellite market's, many of these are primed for such. 

Buyers and renters are purchasing in satellite towns like Fuquay Varina and Holly Springs that use to be rural but are developing quickly.

No satellite dishes may be affixed to the property without Landlords written consent.
