This platform is a great resource, especially when you’re first starting out.

I would, If in this position, take the equity in the form of a HELOC and purchase a cash flowing asset that would not only pay for itself but pay for the cost of the money while putting cash into my bank account each month. 

Also, you need to have plenty of parking, if you rent a 6-7 bedroom house out to 6-7 roommates, it needs plenty of parking for that.Most importantly, no HOA.

Our Goal - buy this property with little money out of pocket.

Keep in mind of the I/O(payments/period) and game plan on how fast you'd like to pay it down.
