(I'll be walking through it early this week and will learn about the state of the roof and any updates to mechanicals.)The property is a 2-story, 3 bed/2 bath, 1650 sq ft SFR built in 1899 in an area dubbed the "Historic West-Side" of my hometown.  

So I am looking at a few tax lien properties and I did my research and I found out there is a mechanical lien so my first question is since this is a tax lien sale will I have to pay that lien off?

I currently work a full time job as a mechanic in sausalito Ca.

I have an icemaker at my house, but it's my house and if it leaks it has a path right into the unfinished mechanical room without destroying my wood floors in the LR (kitchen is ceramic). 

Something mechanically changed when the company was sold a couple of years ago.

However, I would recommend reading this article, Triple Net Lease Investing (NNN): The “No Toilet” Method to Real Estate Investing, that explains the mechanics of net leases properties.

So while I see the value in having a mechanism like this in place, giving it to people will only perpetuate the problem of bailouts down to the personal level.

I rebuilt everything mechanical on it, drove the tires off of it then sold it to focus on rehabbing (and kids).

The square footage is small but I guess it is what it is, the stairs I designed at the end of the footprint and the mechanicals go under the stairs so it's wide open.In the end numbers are all that matters I guess.
