My wife and I are a couple flips deep in Northern Michigan but looking for a market to start investing in (in the south) to potentially escape for the harsh winters.

My main business though is chemical manufacturing and we're looking to expand via purchasing a building.

Pool chemicals, service calls, broken furniture, dishes, etc. all add up. 

The downside to swimming pools is even at apartment buildings, almost nobody uses the pools in Los Angeles County throughout the entire year with the exception of a few times and they cost about $3000 per year to maintain with a pool cleaning company, chemicals, electricity and equipment replacement and repairs.

2) This is how management ‘hassles’ occur or 98% of the horror Tenant/Landlord stories here on BP occur - separate personal from from business; be professional and try to teat it like a business3) This is fraud; you know it which is why you’re asking for validation; the Tenant knows it which is why he’s come to you with an ‘airtight’ planI’m sorry for sounding harsh but honestly are you really willing to place your self, your property and what all else you have in the cross hairs of liability, fraud and lord knows what else for this ‘customer’?

It's like the PA mountains I grew up in but without long harsh winters.

There are chemicals that kill the roots, but you need to be careful if you go that route.

That's easy $1000-$2000 right there that could fix most of these items....and what is to say you don't find the exact same issues in the next house.Sorry to be a bit harsh and challenging...but to me there is no perfect house, no house without issues. 

When (and only when) the windows are open, a chemical-like almost rubber smell starts coming from some of the interior walls.
