Great that you're willing to put in the effort, so now find means to gather the $$$.There are techniques some like but only work in special cases and environments, but which usually lead to drinking the cool aid.

Hi All - I am wondering what techniques people use to protect a flip after the work is completed and it is vacant from being broken into.

All of these lists you want to have a good amount of equity of course or even better 100% equity.I've been learning a lot about marketing so I always go and look stuff up and find new techniques to identify motivated sellers.

I was curious if your technique for valuing the land worked for potential buyers?

I would recommend people consult an attorney before creating a deed to and selling a property you don't own, a technique that more than one poster appear to condone. 

Lot's of wholesalers use only direct mail but what I wanted to know is if it would yield better results by trying multiple techniques at a time on the same person.
