The kitchen sink had been leaking for so long that the entire kitchen floor was rotted out and I could see into the basement.

I subbed out the roof my self and when they took off the shingles the plywood was rotted so I bought all new plywood and new shingles on main roof and rear porch.

Banks let them rot, kids got in, a couple were stripped of electrical/Cu piping & yet some were left complete with all the tools, drywall & new HW tanks.

I needed to caulk, trim paint and the biggest thing was pressure washing the rear deck because the previous tenant had potted plants on it for 4 years... a bit of a pain because it's a very humid environment down here so wood rot is prevalent.

Or it could be just a temporary freeze-related issue with the line between the well head and the house not being buried deep enough and freezing or it could be a separate issue: like Jaron said pump issues are more common than wells actually running dry.
