Hopefully you wrote this in your offer... that you checked the owner occupant box on the RPM - (purchase contract) puts a vague contractual situation in your favor that the seller needs to deliver one unit available for owner occupancy.

In todays world you need to be exceedingly careful signing a PA that says you will deliver a home vacant. 

So im assuming there is 2 options. 1) Ask for them to deliver the house vacant or 2) Is it possible for me to have them sign a yearly lease agreement with me, prior to the closing?

If you live in the same building, just let them hand deliver a written copy in the drop box.
