I was wondering if anyone has experience with Grand Rapid, MI and the multifamily rental opportunities?

I'm thinking about investing in rentals in Upstate NY (Utica area) but I'm wondering about demand for rentals there.

I've gotten approval from a US bank by using my Canadian credit history- RBC Georgia NA  (a subsidiary from RBC Bank Canada).The loan terms are:-25% down-7.625% interest rate -7/6 ARM-30 year loan termI was wondering if any lenders out here on BP are willing to play game and see if they can beat this rate. 

Local banks can have some wonderful lending options because they want to grow the area. 

I plan on reaching out to a few owners in the area and seeing what their commercial lease agreements are like but I was wondering how other investors determine to ask for certain payments towards (taxes, utilities, Insurance, etc.)

I was wondering what is the best way to collect rent going forward.

You were self-financing, marketing, buying, rehabbing, renting, and flipping your deals single-handedly and I remember wondering where you find time to sleep!
