Like @Ron Gallagher said, the properties with the accessory dwelling unit basement rentals are an option as well. 

According to this site they've extneded to 2018 https://www.portlandoregon.gov/bds/article/569789On April 13, 2016 City Council unanimously passed a Resolution extending the current waiver of System Development Charges for Accessory Dwelling Units.

ElizabethHomeready will restrict you to  single unit (unless there is an "accessory unit) while FHA will allow up to 4 units.

While my immediate priority is a day job in the real estate field, my wife and I are nearly done with the architecture plans to build a detached Accessory Dwelling Unit (ADU) on our property and add an immediate cash flow generating rental unit.

I've browsed the forums for a while and learned a lot but finally felt it was time to make the leap and join.I currently own single family home with an accessory apartment. 

Both appraisers comped it as a 3/2 and then added value for an "Accessory Unit" (+$5000 in value in 2014 and +$9000 in value in 2016). 

She's quick to respond when I have a question, I just don't always get an answer as detailed as I'd like.I haven't addressed it with my wife yet, but I expect we'll go this weekend and spend some time & money on accessories for the property.

Hey @Jennifer Smith and Michael, have you thought about getting a house with a detached garage and then converting that into an accessory dwelling unit (ADU)?
