The sky high prices may mean you need to drive (East) to find affordable rentals that pencil out.Even then, I am not sure 5-10K gets you the traditional down, so you may want to look at creative financing.Maybe to get the real estate exposure and a little dividend, studying some REITs may be interesting (sort of a compromise/cross between the stocks you don't want and the real estate you do want).Maybe saving up for the traditional down on a buy and hold rental eastwards could be feasible.Best of luck!
