If you have a family, hobbies, a day job, and a really busy life outside of real estate, you might find the incidental gains from swapping out not worthwhile compared to the time & energy investment.

Too much of a hassle to swap out the bed via the warranty.

Part of the contingency, I had an inspection which returned some questionable items, like no outlet under the sink for the garbage disposal (one of many small things) and a huge electrical panel swap, estimated at $5k.

Our network is our lifeblood and we swap deals with other wholesalers regularly.Way to go reviving such an old thread BTW. :)

Will CDO's and credit default swaps come into play again or has the finance world learned its lesson?

As far as they taught us up until today was nothing but 3 strategies out of the 12 (buy & hold, fix & flip and home swap) which was good information. 

(Entire ac swaps, roofs, or main sewer lines).
