On the Rookie podcast, I heard about an additional step that some are taking and using desktop appraisals.

Which version are your looking for QuickBooks Desktop or QuickBooks Online?

I don't diary miles (I should) but if I did I'd use Google Keep, an android note program that syncs with a desktop app.

If you end up submetering your water, I use Kamstrup, about $180 a pop just for the meter but they are real quality tangible product with a 40 year capacitor, need to find a dealer near you. meters are wireless and get a charge from the water moving through them . picks up the signal well to my PC. 

In the end, we decided that I would get some training on Quickbooks Premier desktop, which includes most of the charts of accounts necessary for both the rental property business and the building/remodeling businesses.

The phone help desk folks are technically proficient in helping install and run TurboTax on your PC or accessing the online version.  

The lender will perform a desktop appraisal but they will typically have a short view on the value of the property to protect the company’s investment which means you will be coming out of pocket more.
