The property is in Martinez, GA right outside of Augusta and zoned to great schools.

Hi everyone, we do 100+ deals/yr between Augusta, GA and Columbia, SC. 

The more likely scenario is that cheap property stays cheap, and in fact if the price does not change at all you are actually losing purchasing power after inflation (negative appreciation), and yet your CapEx keeps up with inflation, so your precious cash flow would actually decline year after year in this case ... cash faux.
