I'm not sure if any of that info (sqft, bed/bath) is tied to the title or anything or if the realtors just create the MLS listing based on the visual of the house having 2 bath.

If the flooring is outdated, replace it with a nice tile... a simple truck to visually enlarge a smaller bath is use a large tile, 16"x16" or 24"x 24", lay them on a bias and use very tight grout lines.Now, the stairway doesn't look bad the way it is, but the baluster and railing look a little cheap, like something you might see on an outdoor deck.

A lot of new drywall, plumbing, electrical, sub floors were added/replaced to kitchen, new windows, siding/gutters/fascia/soffits, flooring (much of home had original hardwood), plus all the visuals you see on photos (cabinets, granite, trim, etc).
