When driving for dollars, don't just focus on fixer-upper houses, pay attention to the vacant land lots that you will find.   

For one, few banks are paying that close of attention to that kind of thing.

Most spend too much of their time and resources on the set up and completely ignore the day to day responsibilities and/or cut corners and costs where greater attention and resources should be spent.  

These days, even properties with nice amenities like pools need to go the extra mile to capture attention and bookings.

A neighbor has brought to my attention that a dead tree on my new property is at risk of falling onto their shed and home and that I would be responsible.

I would assume the reviews they have with them are on the lower side, and bigger PM companies are known to struggle with attention to detail on properties.

They require a lot of work and attention.  

Since it’s the largest home in the neighborhood, that can be a bit of a challenge, but you can turn that to your advantage with the right strategy.First, consider tweaking the price slightly—either lowering it a bit more to attract attention or pricing it closer to the higher end if you’re targeting buyers who value the upgrades and space.

The neighborhood does not get the attention it deserves, worth familiarizing yourself with the neighborhood for your Philadelphia investor clients.  

In addition, I will also be paying much closer attention to water flow patterns and signs of erosion around our next investment!
