I agree there is some maintenance issues, I am a small time guy under 30 units right now so this would be a big undertaking, I think I will keep looking, I just can't seem to find much "for sale" in my area, I need to find better sources for apartment leads, and maybe this means meeting other apartment investors in my area.

I'm sure there may be more going on behind the scenes, but a ground up construction is a big undertaking with many moving parts....a more manageable project may be a better idea for now.
